Cari Smith is a Vice President based in RCLCO’s Los Angeles office. Since joining RCLCO in 2011, Cari has worked on many of the company’s most complex and strategic engagements, working with many of the real estate industry’s most respected investors and operators.
As one of RCLCO’s most seasoned consultants, Cari is dedicated to providing actionable strategic and tactical support for her clients’ investment and asset management decisions, and is heavily involved in many long-term client initiatives involving investment manager or partner solicitation and selection, asset management, and term negotiation and deal structuring. Her track record includes years of managing corporate strategic planning efforts, underwriting transactions and forecasting project and portfolio outcomes, and understanding and navigating global capital market trends.
Today, she is a leading account manager in RCLCO’s Management Consulting and Urban Real Estate consulting practices. Her areas of specialization include project- and portfolio-level financial analysis, term negotiation, corporate strategic planning for real estate firms, and developer/transaction services. Her strategic work for RCLCO’s clients reflects her deep understanding of market and economic feasibility, mixed-use and urban infill development strategy, and the myriad complexities of real estate transactions and partnerships.
Cari also plays a key role in the growth and leadership of RCLCO’s Institutional Advisory Services practice. Specifically, over the past three years, she led and executed the underwriting of nearly all new multifamily-oriented fund, manager, and private investment opportunities on behalf of public pension funds and other institutions. She has gained substantial expertise in alternative or “niche” multifamily housing sectors, with an emphasis on student and senior housing. She supports RCLCO’s business development and client relationship management initiatives and is a key point of contact for services related to her areas of expertise.
Prior to RCLCO, Cari served as a Fixed Income Trading Analyst at J.P. Morgan Chase in New York and also worked in the Bear Stearns Fixed Income Trading group as a Portfolio Strategies analyst. She also spent time at Houston-based Cameron Management, where she assisted principals with commercial portfolio and asset valuation and participated in the structuring of various debt and equity recapitalizations.
Cari earned a Bachelor of Business Administration Dual Degree in Finance and Real Estate from the University of Georgia’s Terry College of Business and a Master of Business Administration Degree in Finance and Investments and Real Estate and Urban Analysis from the George Washington University School of Business.
