Christian Winkler

Urban mixed-use residential and commercial projects at the predevelopment stage: conceptualization, market and financial feasibility, development and capital partner selection, team assembly, design management, entitlements, community and political support, financing, preconstruction, owner representation.

Christian Winkler is a Principal with RCLCO's Development Services Group (DSG) based in Washington, D.C. Since 2003, he has been managing and directing projects at the predevelopment stage, mainly on behalf of landowners with limited development expertise: families, corporations, universities, hospitals, and the public sector.

Christian approaches assignments with two main objectives in mind: to create options for the landowner and to maximize project value and feasibility. His engagements have resulted in compelling development concepts; strong development teams; successful partnerships between landowners, developers, and capital sources; public funding; and community support on a number of projects nationwide and internationally.

Christian also acted as the business manager for DSG from 2004 through 2007, with responsibility for operations, business development, recruiting, and training. During his tenure DSG grew from two to eight employees, and revenues quadrupled. Further, he has been spearheading the development of financial analysis tools at RCLCO.

Christian holds a Master's Degree in Real Estate Development from Columbia University and a Bachelor's Degree in Management from Syracuse University. He is a native speaker of German and conversant in French.

Seaport Marina, Long Beach, CA
Initial conceptualization, feasibility, and development partnership formation for 600,000 sf retail and residential project on Long Beach waterfront.

Waiawa Trade Center, Pearl City, HI
Evaluation and successful negotiation of binding partnership deal between Kamehameha Schools and Forest City Enterprises for the development of a 600,000 sf lifestyle retail center at Waiawa Ridge.

1000 Connecticut, Washington, DC
Feasibility study for 330,000 sf trophy office property redevelopment in Washington, D.C. Ongoing owner representation and progress review on behalf of minority partner.

Centene Plaza, St. Louis, MO
Conceptualization, feasibility, team assembly, and negotiation of development terms for new corporate headquarters between Centene Corporation and Chicago-based U.S. Equities.

Matakana Island, New Zealand
Development conceptualization, valuation, and partner recommendation for a 5,000 acre timber landholding on barrier island off the coast of New Zealand's North Island.

City Center, Las Vegas, NV
In collaboration with Ehrenkrantz Eckstut + Kuhn, original master plan and feasibility study for MGM Mirage's 6 million sf gaming hotel, retail, and residential complex on the Las Vegas Strip.

Governors Island, New York, NY
In collaboration with Urban Strategies, creation of conceptual options, feasibility testing, and developer solicitation for 172-acre historically preserved island off the southern tip of Manhattan.
