Symphony Park
Las Vegas, Nevada


Symphony Park (formerly Union Park) is a 61-acre, mixed use master-planned urban community located in the heart of downtown Las Vegas. With an estimated total project value of $6 billion and encompassing approximately 11 million square feet, Symphony Park is the city’s first authentic urban community that will create a true metropolitan experience for Las Vegans. As the single most important element in the revitalization and re-development of downtown Las Vegas, this community is home to Las Vegas’ most prestigious economic, cultural and civic projects, including the Smith Center for the Performing Arts and the Frank Gehry-designed Lou Ruvo Brain Institute.

Newland Communities, chosen by the City of Las Vegas as its development manager, retained RCLCO to conduct a market analysis and provide strategic development recommendations for each of the proposed land uses at Symphony Park, including residential, office, retail, and hospitality. RCLCO analyzed existing and planned mixed-use town center developments throughout the Las Vegas valley, provided detailed segmentation parameters for the 3,200 proposed residential units, forecasted market support for retail and hospitality uses, and outlined strategies for the creation of a major regional office node.

Groundbreaking for the first phase of infrastructure construction took place in April 2008, and the first phase of the Lou Ruvo Brain Institute is under construction and expected to be completed in early 2009. The project recently received LEED® Gold certification under the LEED® Neighborhood Development Pilot Program.
