Summary

In our Spring webinar with NREI, RCLCO outlined an approach to contrarian investing in real estate – a framework for identifying where long-term fundamentals and the current attention of capital are misaligned. The challenge, of course, is pricing the risk in this approach and understanding where you are getting paid for avoiding the herd mentality and where you are taking long bets with uncertain payoff.

Almost 1,000 people watched the first webinar, and a majority expressed an interest in this approach to investing, but with the primary hesitations arising from the difficulties in underwriting this type of investment and in figuring out how these strategies fit within a broader real asset investment portfolio.

In this presentation we turn to these challenges to explore:

  • Constructing a portfolio that “stacks” contrarian real estate investments with more easily underwritten investments
  • Understanding the market cycle and how it applies to contrarian investments and more conventional investments
  • Debt or creative capital stack formation to facilitate over-looked and under-appreciated sector allocation
  • A “how-to” guide for underwriting a manager’s contrarian strategy
  • Monitoring and asset management in a space where data might be sparse and benchmarking difficult

Adam Ducker

Adam Ducker has been with RCLCO since the mid-1990s, based out of the Washington, DC office. He is a recognized expert in investment analysis and the underwriting of real assets, with experience leading teams in evaluating complex investments, development and repositioning efforts across the United States and on nearly every continent. Adam has expertise in high-density housing, retail/entertainment, hospitality and mixed-use product types, and leads the firm’s Urban Real Estate Advisory Group.

 

Adam is a frequent speaker on topics ranging from place making to urban redevelopment to retail trends to in-town housing. His writing has been widely published and quoted in publications such as The New York Times, The Wall Street Journal, Urban Land, California Real Estate Journal, Multifamily Executive, Resort and Recreation, and National Hotel Executive. He is also an active member of the Urban Land Institute (ULI) and Programs vice chair of the Mixed-Use Development Council (Purple). A native of the New York metropolitan area, Adam received Bachelor's and Master’s degrees from Columbia University.

Taylor Mammen
Managing Director/Director of Institutional Advisory Services

Taylor Mammen is a Managing Director based out of RCLCO’s Los Angeles office. Since joining RCLCO in 2006, Taylor has directed and managed consulting engagements in each of the RCLCO’s advisory groups, across a wide range of geographies. Taylor currently manages Institutional Advisory Services within the firm, including directing all investment and asset management activities for our institutional investor clients. He also serves on RCLCO’s Executive Committee, with responsibility for implementing firm strategy.

 

Taylor previously worked for the Boston Redevelopment Authority and for a government relations firm in Washington, DC. He received a Masters in City Planning from Massachusetts Institute of Technology and a Bachelor of Arts in Political Science from Brigham Young University. He is an active member of the Pension Real Estate Association and the Urban Land Institute, serving on ULI Los Angeles’ Advisory Board and the Community Development Council (CDC-Blue).
