Lafitte GreenwayLafitte Greenway: Park Areas Driving Economic Development. Currently in its final stages of approval, the Lafitte Greenway is a proposed greenway path to connect residential neighborhoods and provide an essential cultural and recreational outlet to residents of New Orleans. As one of New Orleans’ signature post-Hurricane Katrina revitalization projects, the Lafitte Greenway is expected to provide a healthier, more sustainable lifestyle to the diverse population living in its surrounding area. RCLCO worked with a team of consultants to understand how this greenway trail and surrounding park areas could drive economic development and neighborhood revitalization, and recommended a funding solution for the ongoing maintenance of the project. Lake Nona Lake Nona: Intelligent Forward Thinking New Homes. The Lake Nona master-planned community is one of the top-selling communities in the nation. RCLCO’s research and analysis helped management to create the product and market segmentation plan for the new Laureate Park community, which features homes with modern transitional architectural styles and an abundance of intelligent forward-thinking components. Ocean Ave SouthOcean Avenue South: New Luxury Condominiums in Santa Monica. Related California’s new upscale luxury condominium development in Downtown Santa Monica, California, is under construction, with the initial move-in date for new residents set for early 2014. The 158-unit mixed-use development, organized in six- and 10-unit buildings, capitalizes on an exceptional location that affords walkable access to the beach, the new adjoining Tongva Park), designed by the designer of the High Line park in New York, and upscale retail (Third Street Promenade and recently upgraded Santa Monica Place). On behalf of the joint venture partner, Resmark, and construction lender, Wells Fargo Bank, RCLCO prepared a third-party market analysis addressing demand, individual unit pricing incorporating water and floor premiums, absorption, and programming feedback. Bell PartnersBell Partners Inc.: Creating a Strategic Plan for Sustainable Prosperity. In the Spring of 2013, Bell Partners, Inc., a private real estate company focused primarily on the acquisition and management of high-quality apartment communities located in the Northeast, Mid-Atlantic, Southeast, and Southwest U.S., retained RCLCO to facilitate a strategic planning process for the company. The objectives of this planning effort were to engage the leadership of the organization in defining the company’s future direction, focusing on long-term goals and objectives, organization and governance structure, capital formation, culture and brand, and competitive strategies to ensure Bell Partners’ success, prosperity, and sustainability.
