    Tropicana Field Site Masterplan

    St. Petersburg, Florida

    RCLCO, as part of a vision planning team led by HKS Architects, was selected by the City of St. Petersburg, Florida to provide master planning services for the Tropicana Field site, home to the Tampa Bay Rays. The city was undergoing negotiations to retain the Rays, and engaged the planning team to help envision the possible redevelopment opportunities at the 80-acre site with the tandem goals of economic development for the City, creating a destination to drive baseball attendance, and building a new downtown neighborhood.

    RCLCO successfully re-branded the entirety of metro Green Line station areas and breathed economic life into their land assets. Our findings debunked conventional thinking about the Green Line, suggesting that the Green Line Corridor study area has become a formidable competitor for capturing highly-prized young professional housing demand and high-wage employment.     Analysis for the Lafitte Corridor

    As one of New Orleans’ signature revitalization projects in the wake of the devastation of Hurricane Katrina, the Lafitte Greenway was set to transform a former shipping canal and railroad right-of-way running through the heart of the city into a vibrant greenway path to link residential neighborhoods and provide much-needed recreation space. RCLCO was retained as a part of a team of consultants tasked with understanding how this trail and surrounding park areas could be used as a basis for economic development and neighborhood revitalization. Further, while the proposed construction of the trail was funded, RCLCO was asked to explore and recommend a funding solution for the ongoing maintenance and operation of the proposed trail and surrounding parks.

    During the past 20 years, metropolitan Atlanta’s growth has occurred in widely spread and disconnected pockets of development which have strained the region’s quality of life and economic growth. Changing the way Atlanta grows is the goal of Atlanta BeltLine Inc. RCLCO conducted a macro-level market analysis for the BeltLine Study Area as part of the due diligence for the creation of the BeltLine Tax Allocation District (TAD). In 2008, RCLCO then updated the original market forecasts, and in 2011 as a part of a large multidisciplinary team, RCLCO worked with ABI to create a transit implementation strategy for subareas identified as priority corridors for early implementation and incorporated the impact of other investments such as the downtown streetcar into the TAD development forecasts.

    Landmark was a mid-1960, regional shopping center with Macy’s, Sears and Lord & Taylor anchors. In the early 2000s owner General Growth Properties began to explore redevelopment concepts, but no viable plan was ever finalized. The mall was one of the assets awarded to Howard Hughes Corporation after the restructuring of GGP, who turned to RCLCO to help conceptualize a reuse plan and a real estate strategy for the asset.
